From ‘As is’ to awesome in Aranui
We just completed a full top to bottom renovation on another earthquake damaged ‘As is, Where is’ property in Aranui, and we’re stoked with the result. What was a slightly sad and extremely uneven house is now an awesome new home waiting for a lucky Christchurch family.
Here’s its story.

Our repair and renovation strategy
When we engage in a renovation project like this, it’s really important to have a clear plan before we start so we know exactly what we’re doing at every stage. Our first step on a bigger project like this one is to engage an engineer to come up with a repair and renovation strategy. We can then use this step by step plan to get council approval to go ahead with the project.

On the level
Approval granted, our first job was to address the most serious problem – the floor was up to 125 mm out of level. It might seem like a lot, but it’s not untypical in Eastern Christchurch, and certainly no problem for us.
We lifted the house and then underpinned and re-levelled the entire foundation with a concrete beam to create a strong platform for the rest of the renovation. The garage, which is a real asset to the property, was also saved with releveling.

A total interior transformation
With all the structural work done, we moved inside. Houses like this offer a lot of scope to make a massive improvement to their liveability – all you need is the vision and the experience to make it all work within your budget, which is where our years of renovation experience come in very handy.
Our interior repair and renovation strategy incorporated removing a wall to improve the living space, insulating the ceiling and subfloor, rewiring and replumbing, relining where necessary with plasterboard, repainting throughout, and building a stunning new kitchen and bathroom.

One of our favourite ways to add a special touch to a renovation is the flooring – everyone notices floors! So this job was no exception, getting new vinyl, quality carpets, and a richly toned timber flooring system. The doors also got attention with new handles, which is a really simple way to give them a new lease of life and subtly add modern style throughout the house.
Warmth is also really important to comfort and health in Christchurch so each bedroom has its own panel heater.
