Often a little strategic TLC is all an older building needs to bring it back to life refreshed and ready to give decades more excellent service to its occupants. Lately we’ve been involved in a couple of interesting projects where we’ve done just that.
A grand old lady on Manchester Street
Our client’s brave vision was to restore this large city fringe backpackers and convert it into vibey premium accommodation for the Stadium market. Our role was to transform over a dozen sad old bathrooms and bring them up to the standard of the rest of the building.
To work as quickly and efficiently as possible, we approached the project in three stages.
- The first stage involved removing all the old wall linings to reveal the bones of the building, which, despite her age, turned out to be nice and solid.
- From there, Stage 2 was relining and installing all new plumbing, plus quality fixtures, cabinetry, and hardware.
- The last stage was tiling all the bathrooms to a very high standard, to match the premium feel of the rest of the property.

New life for a child of the new millennium
When we first saw this 2002 build in Oxford, it was almost impossible to tell that it had serious moisture issues. There were no obvious signs in the usual places like windows and exterior door frames. But its direct-fix poly cladding system was enough to suspect it was hiding something. And sure enough, when we removed the cladding, we could see it was even worse than we expected. Atmospheric moisture drawn in through the building paper had resulted in a layer of black mould throughout the building. Without a thermal break in the old cladding system, there was nowhere for the moisture to go.
However, despite the damp and mould, the remainder of this steel-framed house was in fairly good condition, and there was certainly nothing that a little work couldn’t fix.
We began by replacing the cladding with the excellent new properly thermally broken Rockote Integra lightweight concrete cladding system. Then we added double glazing and new insulation throughout. Inside, the walls were re-lined and repainted to a high standard. The kitchen was still in good condition, but we installed a new bathroom and laundry.
