After the quakes, thousands of houses in Christchurch ended up sitting on damaged foundations with floors that were out of level from a few mm to well over 200mm. Many of them are uninsurable in this condition and are sold on an ‘as is’ basis. This is a fantastic opportunity for both property investors and individuals who have the means to buy them without bank lending. The Park Terrace Construction ‘As is’ re-levelling and renovation process

Over the years, we’ve developed a process that guarantees a great result for our clients.

  1. An initial site visit where we inspect the house and measure the floor levels.
  2. Present an estimate for the re-levelling and any other work that’s required.

If you want to proceed, we:

  1. Engage an engineer to assess the project and produce a PSI Report to support the building consent application.
  2. Finalise the quote.
  3. When you accept our quote, the next step is for us to submit an Exemption and Building Consent to the Council.
  4. When the Consent is issued (usually about two weeks later), we begin site works, which include excavating around the foundations, exposing the foundations under the floor inside the house, lifting the house, reinstating the foundations, and re-levelling.
  5. After the re-leveling most clients want us to complete the renovation, which usually means new wall and ceiling linings and tiling, and a new kitchen and bathroom. We can also move and/or remove walls and add extensions.
  6. When everything is complete, we submit a PS4 to Council to obtain a Certificate of Compliance.

When all that’s done, you can either sell or rent out your newly transformed property, or move in and proudly enjoy it yourself.
